A new investor I am working with from Pennsylvania recently purchased 2 full lots zoned R-2 (duplex) [one with an income producing duplex bringing 3k a month and the other vacant]
The contract price is 880k for both.
market value of the duplex is 650k and the vacant lot is 500k, giving the investor immediate equity of 270k.
The beautiful aspect of this project is that Folly Beach lots go from street to street. We are able to take 2 single family home floor plans and connect them back to back. This will provide the look of a single family beach cottage for both units. They will have unique addresses, private yards, different color siding, personal architectural details, and different street access. All of this will be 2 blocks from the ocean and 1 block from the commercial center.
In-turn we will sell the duplex for $1,100,000
Once we have sold these units we will still have the other R-2 lot with an existing duplex that we can either sell or bulldoze and build 2 more units.
Again, this is completely turn-key for the investor in exchange for the listings of the condominiums. |
