The city of James Island has effectively created a moritorium on the subdivision of properties under its jurisdiction.
rsl zoning has gone from 4per acre to 3per acre with a minimum lot size of 10,000sf
if a property is contiguous with an existing neighborhood ( james island defines a neighborhood as wherever people live ) effectively encompassing every piece of property on the island, it falls under a new "neighborhood infill" ordinance, Where the properties surrounding the lot within 500f are averaged and become your new minimum lot size.
the current James Island council is extremely anti growth, citing traffic issues as the primary excuse. so if you were planning to sell or develop any large chunks of property that would constitute 5 lots or more, you might want to sit it out for a year or two |
